This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and
services that we offer all our guests/visitors.


Situated in the historic spar town of Harrogate the small B&B is the perfect place to stay whether you are visiting for business or leisure. Located in the town we are a 5 minute walk from the Harrogate International Centre, or a short stroll to the main shops and attractions. The Victorian townhouse is situated on leafy road with a slight incline.
We offer 6 bedrooms, all located on first and second floors.
For breakfast, where possible, we use locally sourced ingredients and cater for varying dietary requirements.

  • The nearest railway station is Harrogate, which is 0.5 miles away (a 11 minute walk). Taxis are available at the station. If you require an accessible taxi this can be booked in advance, see contact information for details.
  • The nearest bus stop is 500m/546yds from the B&B – ask the driver for the stop on Kings Road, adj Franklin Mount. There is no shelter or seating. All buses can accommodate one wheelchair. The No’s 2, 2A and 2B buses runs to/from the bus station adjacent to the railway station frequently. See Harrogate transport for current timetables.
  • The pavement on the street leading to the B&B is tarmacked.

Car Parking and Arrival

  • On street parking is available, this can be busy during the day from 8am, but spaces are usually available after 4pm. On street parking is regulated by permits which are issued by us on a daily basis. There is lamp post at our entrance providing adequate illumination.
  • There is one step from the roadside to the pathway, a small step at our gateway and a further two steps with handrail into the hallway separated by our welcome mat.
  • The front door is 990mm/39ins wide.
  • Assistance can be given with luggage.

Welcome Area

  • Guests are welcomed in the hallway, which is level throughout, where they are asked to register.
  • The floor is covered by a short pile carpet.
  • The area is evenly and well lit with overhead lighting.
  • Guests are shown the guest lounge, dining room and their bedroom.


  • The height of all of the beds from the top of the mattress to the floor are between 19ins and 24ins (480mm and 610mm).
  • Rooms are bright and evenly lit.
  • Bedside lamps are also in each room. An additional reading lamp is available on request.
  • All of our bedrooms offer the following: Lighting as above, good colour contrast between the floor, walls and doors, short pile carpet, all bedding is non-feather, widescreen digital television with remote control, subtitles, and audio description facilities.
  • There are a 1 single, 1 Twin and 1 double rooms on floor one
  • There are 3 double rooms on floor two.

Bathrooms, Shower-rooms &Toilets (Ensuite or Shared)

  • All rooms have en-suite bathrooms except the one Single that has privet bathroom 6.5 yds from the room down 3 steps.
  • Door opening to the bath rooms are 840mm/33ins.
  • A level entry, small step into the shower in all bathrooms except one which has a standard bath.
  • The toilet heights are 400mm/15.7ins.
  • The wash basin height are 800mm/31.5ins.
  • Good colour contrast between the doors, floor, walls and towels.
  • Non-slip flooring covering.
  • The doors to the en-suite bathrooms are 750mm/29.5ins wide.
  • The superior double room on floor two has a shower above the bath.

Public Areas - Halls, Stairs, Landings, Corridors

  • All public areas, halls, stairs, landing, are well lit .
  • There is short pile carpet on the stairs, hall and landing.
  • There is a continuous flight of eleven steps to the first floor with a handrail on one side and a further 3 steps the main landing on floor one.
  • There are 10 steps to the next double room and a further 5 steps to the remaining two room.

Public Areas – Lounge

  • The guest lounge is situated on the ground floor with step free/level entry from the front door and stairs.
  • The door opening to the dining room is 840mm/33ins wide.
  • Lighting is natural daylight and with overhead lighting used as well as table lamps around the room.
  • The flooring is short pile carpet with a long pile rug.
  • Widescreen digital television with remote control and subtitle facility is available.

Dining Room

  • The dining room is situated on the ground floor with step free/level entry from the front door and stairs.
  • The door opening to the dining room is 840mm/33ins wide and it is level throughout,
  • Lighting is natural daylight and with overhead lighting used as well
  • The flooring is Oak.
  • We are able to cater for varying dietary requirements. Please advise us when making a booking.
  • Breakfast is served but you can help yourself to fruit juices cereals and fruit.
  • Crockery is colour contrasted with the table where possible.

  • We have a set of evacuation procedures – should you require it someone will come to your room and assist you with evacuation.
